THE SHORT ANSWER

In short: tenants usually aren't liable for normal wear.

Under Turkish law (Code of Obligations, art. 334) a tenant must return the property in the condition it was received, but is not liable for wear from normal use. Paint that has faded or dulled over the years usually counts as normal wear; damage beyond normal use — large holes, drawing on walls, misuse — can be the tenant's responsibility.

This is general information, not legal advice. In a dispute, your contract and move-in record decide — consult a lawyer if needed.

IF YOU'RE THE TENANT

Do two things before you hand back the keys.

First, record the walls with dated photos, alongside your move-in photos if you have them. Second, if you decide to repaint, agree the colour and scope with the landlord in writing — otherwise you can end up with a new disagreement.

An empty 2+1 usually takes 3–5 working days. Message us at least a week or two before your move-out date and we'll fit the job in after the furniture has gone.

IF YOU'RE THE LANDLORD

Between tenants is the cheapest moment to repaint.

An empty flat is quicker and usually cheaper to paint — no furniture to move or protect. For rentals we suggest washable paint, so small marks wipe off at the next move-out instead of needing a repaint.

Every empty week costs rent, so we agree the handover date up front and give the schedule in writing. If you're abroad, you follow the job through photo updates.

BEFORE HANDOVER

Where to look on a move-out repaint

The full checklist is in the free PDF below. The things most often missed:

  • Plug, nail and picture holes: painted over without filling and sanding, they still show.
  • Marks behind furniture and frames: the colour difference rarely disappears in one coat.
  • Around windows and on north walls: if there's damp or mould, the cause comes first.
  • Ceilings, door frames and radiators: make sure the quote says whether they're included.

QUESTIONS

About end-of-tenancy painting

Does a tenant have to repaint when moving out?

As a general rule, a tenant isn't liable for wear from normal use (Turkish Code of Obligations, art. 334). Damage beyond normal use can be. Check your contract and move-in record, and consult a lawyer in a dispute.

What if the contract says the flat must be returned painted?

Whether such a clause binds you depends on the facts, and clauses that shift normal wear onto the tenant are contested. Ask a lawyer for a definite answer; we help with the painting itself, fast and with a written quote.

How far ahead should I book?

An empty 2+1 usually takes 3–5 working days. Message us a week or two before your date and we'll plan it comfortably.

Which paint is right for a rental?

Washable silk-matt. Small marks can be wiped at the next move-out, which stretches the time between repaints.

I'm a landlord living abroad — how do I follow the job?

The price and schedule come in writing, you get photo updates during the job, and the final check is reported with photos — in English.
