WATERPROOFING · LEAKS · LEAK DETECTION

The stain downstairs starts under your bathroom.

Water coming through to the flat below is usually the bill for a step skipped years ago. We find the source first, then rebuild the waterproofing in the right order.

THE SHORT ANSWER

Waterproofing goes on before the tiles, starting at the corners.

The right order: strip-out, plumbing, a screed falling to the drain, primer, reinforcing tape at corners and pipe penetrations, then two coats of liquid membrane. Once it cures, a water test, and only then the tiles. On our jobs a two-coat membrane, corner tapes and a water test before tiling are standard.

WHERE THE WATER COMES FROM

Three possible sources, three different fixes.

Any repair made without knowing where the water comes from is a guess. A leak usually comes from one of three places:

  • Supply pipe: a pressurised pipe leaking inside a wall or floor. The stain grows even when no one showers.
  • Waste and traps: a joint failing at the shower, basin or WC drain. It shows when water is used.
  • Membrane and grout: no waterproofing in the shower zone, or water getting through cracked grout.

LEAK DETECTION

Find it first, then open up.

We also do leak detection. The point is to narrow down where the water is coming from without breaking up the whole bathroom. If it's a single point, such as a waste joint, we open and repair just that. If there was never a membrane, we renew the wet zone's waterproofing.

If the neighbours below have complained, waiting makes the damage bigger. In an active flood, shut the main valve first and use our water-damage line.

WHO PAYS

Tenant or landlord?

As a general rule the landlord must keep the property fit for use (Code of Obligations art. 301), so a leak from ageing pipes is usually the landlord's matter; damage from the tenant's misuse can be the tenant's. General information, not legal advice.

PROCESS

Four steps. None of them skipped.

  1. Find the source

We establish whether it's the supply, the waste or the membrane.

  2. Repair the cause

If it's one point, we open and repair just that.

  3. Proper waterproofing

Where needed, screed with falls, corner tapes and a two-coat membrane.

  4. Finish and handover

Tiles, grout and silicone once the membrane has fully cured, then a final check together.

QUESTIONS

About bathroom waterproofing & leaks

How is bathroom waterproofing done?

After strip-out and plumbing: a screed falling to the drain, primer, reinforcing tape at corners and pipe penetrations, then two coats of liquid membrane. Once cured, a water test, then the tiles.

Can a bathroom be waterproofed without removing the tiles?

Re-grouting and clear surface coatings can stop some small leaks for a while, but they don't replace a membrane under the tiles. The lasting fix is a targeted repair at the source, or renewing the wet zone's waterproofing.

Water is coming through downstairs — how urgent is it?

Waiting enlarges the damage, including to the neighbour's ceiling. We find the source first; in an active flood, shut the main valve and call our water-damage line.

Do you do leak detection?

Yes. The aim is to find the leak without breaking up the whole bathroom, and open only where needed.

Who pays for a leak, tenant or landlord?

A leak from ageing pipes is usually the landlord's matter (art. 301); damage from misuse can be the tenant's. Your contract and the facts decide — not legal advice.
