Five things set an exterior price.
Facade area, access method (scaffold or rope access), render condition (cracks, spalling, repair), the paint system (primer and exterior paint type) and the season. For apartment buildings, add the board's decision process.
METHOD
Scaffold or rope access?
It depends on height, facade complexity and budget; on site we explain the trade-offs and decide together, and the crew works with the safety equipment the method requires. Villas and low-rise buildings are often done without a full scaffold.
PAINT SYSTEM
Paint that bridges cracks instead of hiding them.
We use elastomeric or silicone-based exterior paints that can bridge hairline render cracks. Loose render and cracks are repaired first, then the right primer and two finish coats. The quote names the system.
SEASON
Exterior paint won't cure in rain or cold.
So we plan exteriors for spring through autumn and confirm the exact dates against the forecast, in writing. A winter survey and decision is the best way to secure the first suitable spring weeks.
APARTMENT BOARDS
Who pays, and how is it decided?
In Turkey the facade is a common part of the building. Under the Condominium Law (art. 20), unless owners have agreed otherwise, maintenance and repair costs of common parts are shared in proportion to each owner's land share. How the decision is taken depends on the building's management plan, and it is recorded in the minutes.

Who pays for an apartment building's exterior paint?

Can exteriors be painted in winter?
